AN HOME INSPECTION
A basic residential home inspection includes the categories listed on the right.
Some exceptions and exclusions may apply, which will be discussed upon setting up the appointments, with or without additional fees.

Roof covering materials, gutters, downspouts, vents, flashing, skylights, chimney, and the general structure of the roof from the readily accessible panels, doors, or stairs.

Exterior
Exterior wall-covering materials, eaves, soffits, fascia, windows, doors, trims, walkways, driveways, stairs, steps, decks, porches, railings, guards, handrails, carports, and potential moisture intrusion (vegetation, surface drainage, retaining walls, and grading of the property).

Basement, Foundation, Crawlspace, & Structure
Foundation, basement, crawlspace, and structural components.

Heating
Heating system, thermostat, energy source, heating method, and their functionality.

Cooling
Cooling system, thermostat, cooling method, energy source, and their functionality.

Plumbing
Water and fuel supply shut-off valves, water heating equipment (energy source, venting, connections, TPR valves, etc.), interior water supply (fixtures and faucets), toilets, sinks, tubs, showers, drain, waste, etc.

Electrical
Service drop, drip loops, meter, service-entrance conductors, main service disconnect, panelboards, switches, lightning fixtures, receptacles, GFCI, and the presence of smoke and carbon monoxide detectors.

Fireplace
Fireplace, chimney, damper doors, cleanout doors, etc.

Attic, Insulation, & Ventilation
Type of insulation observed. Insulation and ventilation of unfinished spaces, attics, and crawlspaces, foundation areas. Mechanical exhaust systems in kitchen, bathrooms, and laundry areas.

Doors, Windows, & Interior
Doors, windows, floors, walls, ceilings, stairs, steps, landings, stairways, ramps, railings, guards, handrails, and garage vehicle doors (and their operation)

Options & Exceptions
Attached garage is a part of the inspection. However the inspection of the garage separated from the residential building is subjected to the additional fee.
